Start free — we apply for you →Job Title: Retail Shopping Centre Manager - Soweto Start Date: 2026-08-05 - 2026-09-04 Vacancy Type: Permanent PTA001984 Sectors: Property Location: Gauteng , JHB - Southern Suburbs Salary: R680 000 - R700 000 Annually Brief: Role Purpose Our client is seeking an experienced Retail Shopping Centre Manager to oversee the day-to-day management and financial performance of a retail shopping centre. The successful candidate will be responsible for maximising the property's income, maintaining strong tenant relationships, managing service providers and facilities, overseeing leasing and tenant installations, and ensuring the centre operates efficiently, safely, and profitably. This role requires a well-rounded property professional with strong commercial acumen, operational management experience, and a customer-focused approach. Key Responsibilities Property & Centre Management Oversee the daily operations of the shopping centre to ensure efficient and effective management. Maintain the property to a high operational and presentation standard. Coordinate building inspections, repairs, maintenance, revamps, and tenant installations. Manage service providers and contractors to ensure service level agreements are achieved. Ensure compliance with statutory requirements, including Occupational Health and Safety legislation. Prepare management reports and coordinate property management meetings with internal stakeholders. Leasing & Tenant Management Develop and implement vacancy and leasing strategies to maximise occupancy. Negotiate lease renewals and new lease agreements within approved mandates. Manage tenant mix to optimise trading performance and customer experience. Liaise with brokers and prospective tenants to secure sustainable rental income. Oversee tenant onboarding, fit-outs, and installations to ensure completion within agreed timeframes. Maintain strong relationships with tenants to encourage retention and resolve operational issues. Financial & Budget Management Prepare and manage annual income and expense budgets. Monitor property income, expenditure, and overall financial performance. Analyse rental income, arrears, and outstanding rent roll, implementing corrective actions where required. Support legal recovery processes relating to rental collections where necessary. Monitor commission claims and validate leasing transactions. Identify opportunities to improve profitability and optimise operational costs. Facilities & Contractor Management Manage maintenance contractors and service providers to ensure high service standards. Monitor contractor performance against agreed service level agreements. Coordinate planned and reactive maintenance activities. Ensure facilities are maintained in accordance with operational and safety standards. People Management Lead, coach, and develop on-site staff. Promote a positive, high-performance culture aligned with organisational values. Manage employee performance and support ongoing training and development. Administration & Compliance Maintain accurate property administration, lease documentation, and reporting. Ensure compliance with company policies, regulatory requirements, and operational procedures. Maintain accurate records relating to tenants, contractors, budgets, and operational activities. Detail: Role Requirements Qualifications Grade 12 (Matric). Valid Fidelity Fund Certificate. Registration with the PPRA in accordance with current legislative requirements. Experience Minimum 3–5 years' experience in retail shopping centre or commercial property management. Proven experience managing retail shopping centre operations. Experience in leasing, tenant management, budgeting, and facilities management. Experience managing contractors, service providers, and service level agreements. Knowledge & Skills Sound understanding of retail shopping centre operations. Knowledge of lease agreements and lease administration. Financial management, budgeting, and cost control skills. Understanding of statutory compliance, including Occupational Health and Safety requirements. Contract management and supplier management experience. Strong administration and reporting skills. Excellent communication, negotiation, and relationship management skills. Strong problem-solving and decision-making ability. Proficiency in Microsoft Office (Excel, Word, PowerPoint). Experience using SAP, MDA, or similar property management systems. Good numerical and analytical skills. Personal Attributes Commercially driven with strong business acumen.
