We are looking for an experienced Regional Property Manager to take ownership of our property portfolio across the Free State, ensuring our assets remain safe, efficient, financially sustainable, and fit for growth.

This role offers a unique opportunity to influence major capital projects, optimise property investments, and play a strategic role in one of South Africa's most respected agricultural businesses.

The Opportunity

Reporting into the Property function, the Regional Property Manager will oversee construction projects, property development initiatives, facilities management, maintenance planning, and leased property management throughout the region.

You will serve as the link between operational stakeholders, contractors, consultants, and service providers, ensuring projects are delivered safely, efficiently, on budget, and in line with business requirements.

This position is ideal for a commercially minded property professional who enjoys balancing strategic planning with hands-on project execution.

What You Will Do

Property & Asset Management

  • Manage a diverse portfolio of commercial and operational properties across the Free State.
  • Develop and implement maintenance and asset preservation plans.
  • Drive lifecycle planning and long-term asset optimisation initiatives.
  • Oversee facility services to ensure safe, productive, and professional working environments.
  • Manage lease agreements, renewals, negotiations, and landlord relationships.

Construction & Capital Projects

  • Lead projects from feasibility and budgeting through to final handover.
  • Collaborate with stakeholders to define project requirements and business needs.
  • Prepare cost estimates and project budgets.
  • Identify opportunities for cost optimisation and long-term value creation.
  • Compile Bills of Quantities, Scopes of Work, and tender documentation.
  • Evaluate contractor submissions and manage procurement processes.
  • Monitor project progress, quality, costs, and timelines.
  • Ensure full compliance with SANS 10400 and all relevant building regulations.
  • Prepare project reports, close-out documentation, and final accounts.

Contractor & Stakeholder Management

  • Build trusted relationships with contractors, consultants, and suppliers.
  • Negotiate contracts and service agreements.
  • Coordinate multiple stakeholders across different business units and locations.
  • Lead and support facilities personnel at regional offices.

What You Need to Succeed

Minimum Requirements

  • BSc Honours Degree in Quantity Surveying.
  • 8-10 years' relevant experience in property management, construction project management, quantity surveying, facilities management, or infrastructure development.
  • Proficiency in Microsoft Office.
  • Proficiency in WinQS and DimensionX.
  • Sound understanding of construction methodologies and building practices.
  • Knowledge of SANS 10400 and related legislation.
  • Valid driver's licence and own reliable vehicle.
  • Willingness to travel throughout the Free State and surrounding operational areas.

Advantageous

  • Experience managing large property portfolios.
  • Experience in agricultural, industrial, retail, commercial, or corporate property environments.
  • Experience in contractor management and procurement processes.
  • Strong administrative and reporting skills.
