Job Description
The Portfolio Manager will be accountable for the strategic and operational management of a diversified portfolio of retail and commercial property assets. The role requires a balance of financial acumen, asset management expertise, and stakeholder engagement to deliver sustainable income growth and long-term value creation in line with the Fund’s investment objectives.
Portfolio & Asset Performance
- Lead the strategic oversight of a portfolio comprising retail and commercial properties, ensuring alignment with the Fund’s investment strategy.
- Develop and execute asset plans to drive value creation, enhance income performance, and mitigate risk.
- Undertake regular performance reviews including analysis of occupancy, income streams, capital expenditure, and market benchmarking.
- Identify and implement opportunities for repositioning, redevelopment, and value-add initiatives.
Leasing & Tenant Management
- Direct lease negotiations, renewals, and rent reviews to optimize rental returns and tenant mix.
- Maintain strong tenant relationships to promote high occupancy levels and sustainable income.
- Monitor tenant performance, compliance with lease obligations, and manage disputes where required.
Financial & Risk Management
- Prepare, manage, and report on asset-level budgets, forecasts, and financial performance.
- Monitor rental arrears, service charge recoveries, and cost efficiency to safeguard income streams.
- Support acquisition and divestment initiatives through due diligence, underwriting, and financial modelling.
- Ensure compliance with statutory obligations, regulatory frameworks, and corporate governance standards.
Stakeholder Engagement
- Liaise with external advisors, property managers, valuers, and contractors to ensure best-in-class service delivery.
- Partner with internal teams including Finance, Legal, and Development to deliver portfolio strategies.
- Provide accurate and timely reporting to senior management, investment committees, and external stakeholders.
