- Manage a portfolio of Body Corporate and Homeowners' Association schemes.
- Act as the primary liaison between trustees, directors, homeowners, service providers, and managing agents.
- Arrange, attend, and facilitate Trustee, Director, Annual General (AGM), and Special General Meetings.
- Prepare meeting packs, agendas, minutes, and resolutions.
- Ensure implementation and follow-up of decisions taken at meetings.
- Advise trustees and directors on governance matters and legislative compliance.
- Ensure compliance with the Sectional Titles Schemes Management Act (STSMA), Community Schemes Ombud Service (CSOS), and HOA constitutions.
- Manage budgets, levy collections, arrears, and financial performance of schemes.
- Review and present management accounts and financial reports to trustees and directors.
- Oversee maintenance projects, repairs, and service provider performance.
- Conduct regular property inspections and compile inspection reports.
- Obtain quotations and coordinate contractor appointments for approved work.
- Manage insurance claims and risk-related matters.
- Handle owner and resident queries, complaints, and dispute resolution.
- Ensure all statutory filings, compliance requirements, and governance documentation are maintained.
- Build and maintain strong relationships with trustees, homeowners, and service providers.
Minimum Requirements
- Grade 12 / Matric.
- Relevant qualification in Property Management, Real Estate, Business Administration, or related field.
- Minimum 35 years' experience managing Body Corporate and/or HOA portfolios.
- Sound knowledge of STSMA, CSOS regulations, HOA governance, and property management principles.
- Experience attending and chairing meetings with trustees and directors.
- Strong financial and budget management skills.
- Proficiency in Microsoft Office.
- Experience with property management software (WeConnectU, MRI, PropWorx, or similar) advantageous.
- Valid driver's license and own reliable vehicle.
