Job Title: Maintenance Manager Start Date: 2026-08-06 - 2026-09-07 Vacancy Type: Permanent JHB003416 Sectors: Maintenance Location: Limpopo , Bela Bela Salary: (Market related) Brief: Job Purpose The Maintenance Manager is responsible for the overall maintenance, repair, and upkeep of the lodge, hotel, or resort facilities. The role ensures that all buildings, guest areas, staff accommodation, equipment, vehicles (where applicable), and utilities are maintained to the highest operational and safety standards. The Maintenance Manager leads the maintenance team, manages preventative maintenance schedules, oversees contractors, and ensures compliance with health and safety regulations while maintaining exceptional guest satisfaction. Key Responsibilities Preventative Maintenance Develop and implement preventative maintenance schedules for all buildings, equipment, and infrastructure. Conduct regular inspections to identify maintenance requirements. Ensure all maintenance work is completed efficiently and with minimal disruption to guests. Maintain accurate maintenance records and asset registers. Facilities Management Oversee the maintenance of guest rooms, public areas, kitchens, restaurants, offices, staff accommodation, and back-of-house facilities. Ensure plumbing, electrical, HVAC, refrigeration, water systems, generators, solar systems (where applicable), and sewage plants are functioning optimally. Monitor swimming pools, boreholes, irrigation systems, and water treatment plants where applicable. Team Leadership Supervise, train, and motivate the maintenance team. Allocate daily tasks and monitor performance. Ensure staff follow company policies and safety procedures. Conduct regular performance evaluations and coaching. Health & Safety Ensure compliance with Occupational Health and Safety (OHS) regulations. Conduct routine safety inspections. Ensure fire prevention systems and emergency equipment are serviced and operational. Manage risk assessments and corrective actions. Project Management Coordinate renovations, upgrades, and refurbishment projects. Source and manage contractors. Ensure projects are completed within budget and deadlines. Monitor workmanship and quality standards. Budget & Cost Control Prepare and manage the maintenance budget. Control maintenance expenditure. Source competitive quotations for repairs and purchases. Maintain stock levels of maintenance supplies and spare parts. Equipment & Asset Management Ensure all machinery, tools, and equipment are serviced regularly. Manage generator servicing schedules. Monitor fuel usage and utility consumption. Extend the lifespan of company assets through proper maintenance. Environmental Management Promote energy-efficient practices. Monitor water usage and conservation initiatives. Ensure environmentally responsible waste disposal. Assist with sustainability initiatives. Guest Service Respond promptly to maintenance requests. Resolve guest maintenance concerns efficiently. Ensure guest areas remain safe, clean, and operational at all times. Administration Maintain maintenance logs and service records. Prepare monthly maintenance reports. Manage supplier relationships. Ensure all statutory inspections and certifications remain up to date. Detail: Minimum Qualifications Grade 12 (Matric). Trade Test qualification (Electrician, Millwright, Plumber, Diesel Mechanic, or similar) preferred. Qualification in Electrical, Mechanical Engineering, Facilities Management, or Building Maintenance advantageous. Valid driver's licence. Experience Minimum 5 years' maintenance experience within the hospitality, lodge, resort, or hotel industry. At least 2 years in a supervisory or management role . Experience managing preventative maintenance programmes. Experience working with generators, water treatment plants, solar systems, HVAC, refrigeration, plumbing, and electrical systems. Experience managing contractors and maintenance budgets. Technical Skills Strong electrical and mechanical troubleshooting abilities. Knowledge of plumbing systems. Generator maintenance knowledge. HVAC and refrigeration experience. Basic carpentry and building maintenance skills. Pool plant and water system maintenance. Computer literacy (Microsoft Office). Experience using maintenance management systems (CMMS) is advantageous. Knowledge Occupational Health and Safety legislation. Fire safety regulations. Preventative maintenance planning.
