Junior Quantity Surveyor ( Luxury Residential Development) , Alberton Gauteng, Package Negotiable.

• ROLE PURPOSE

Our client is looking for a Junior Quantity Surveyor to provide quantity surveying and commercial support across this Property Group's residential construction and property development projects, assisting with the measurement, valuation, cost control and administration of construction work. The successful candidate will ideally have residential construction experience and be comfortable working in a practical, project-driven environment where accurate measurement and cost control are critical.

• KEY RESPONSIBILITIES

• Assist with quantity surveying functions across residential construction projects.
• Undertake progressive measurement of construction work and maintain accurate measurement records.
• Measure work from drawings, specifications and site information.
• Assist with preparation and updating of Bills of Quantities, schedules and cost estimates.
• Assist with interim valuations and assessment of contractor/subcontractor payment claims.
• Check quantities, rates and supporting documentation submitted by contractors and subcontractors.
• Assist with monitoring project expenditure against approved budgets.
• Identify and report potential cost variances and commercial risks.
• Assist with preparation and evaluation of variation orders.
• Assist with procurement, subcontractor comparisons and commercial evaluations.
• Monitor commitments, expenditure and outstanding commercial issues.
• Assist with final accounts and reconciliation of completed works.
• Work closely with Site Managers, Project Managers, contractors, subcontractors, architects and other professional consultants.
• Conduct site visits to verify progress and quantities where required.
• Maintain accurate project records and commercial documentation.
• Assist with cost reporting and management information for senior management.
• Ensure that commercial information is accurate, current and readily available to management.

• EXPERIENCE REQUIRED

• BSc/BTech/National Diploma in Quantity Surveying or relevant Quantity Surveying qualification.
• Approximately 25 years' relevant Quantity Surveying experience.
• Experience working on high-end residential, luxury residential, estate or property development projects would be advantageous.
• Progressive measurement experience is a distinct advantage.
• Practical understanding of construction processes and sequencing.
• Ability to interpret architectural, structural and engineering drawings.
• Exposure to contractor/subcontractor valuations and variation claims.
