Role Purpose
Support the property group’s financial and operational decision-making by analyzing portfolios across industrial, commercial, and residential rentals. Provide accounting-based insights, including rates and ratio analysis, to improve efficiency, compliance, and profitability.
Duties & Responsibilities
Key Responsibilities
- General responsibilities
- Open and close the office
- Office hours - 7.45am to 5.30pm Monday to Friday
- - 7.45am to 3pm Saturday
- - telephonic support if necessary
- Analysing of reports, debtors, creditors, vacancy schedules, arrears reports, month end reports, utilities bills, solar bills etc
- Record keeping of all Leases, recording all renewals, filing certificates, keeping maintenance records, plan future mandatory maintenance with estimated values, etc
- Manage and monitor Insurance policies
- Obtain quotes for maintenance and repair work to be conducted
- Visit properties and inspect upkeep of properties
- Financial Analysis & Reporting
- Prepare monthly and quarterly reports on property sales, rentals, and commissions.
- Analyze income statements, balance sheets, and cash flow for business operations.
- Track expenses, revenue streams, and profitability trends across divisions.
- Rates & Ratio Analysis
- Calculate and interpret interest rates, rental yields, and commission structures .
- Monitor occupancy ratios, debt-to-equity ratios, liquidity ratios , and other key financial indicators.
- Benchmark business performance against industry standards using ratio analysis.
- Provide scenario-based forecasts to assess the impact of rate changes on profitability.
- Market & Data Analysis
- Collect and interpret property market data (pricing, demand, rental yields).
- Benchmark performance against competitors in Durban and broader regions.
- Identify risks and opportunities in property transactions.
- Operational Support
- Assist senior managers with contract reviews and compliance checks.
- Support negotiations with financial insights.
- Maintain accurate records aligned with South African labour and property law.
- Accounting Integration
- Apply prior accounting knowledge to reconcile accounts and ensure accuracy.
- Support audits and statutory compliance reporting.
Desired Experience & Qualification
- Education : Diploma/Degree in Accounting, Finance, or Economics.
- Experience : 1–2 years in accounting or financial analysis; exposure to property management preferred.
- Technical : Strong Excel, financial modeling, and data visualization skills.
- Soft Skills : Analytical mindset, attention to detail, communication skills for client-facing reports.
