Start free — we apply for you →Job Title: Group Property Manager Start Date: 2026-07-22 - 2026-08-21 Vacancy Type: Permanent JHB003274 Sectors: Property Management Location: Western Cape , Hout Bay Salary: (Market related) Brief: The Group Property Manager is responsible for the overall operational management, maintenance, compliance, and performance of a portfolio of at least six hospitality properties. The role ensures that each property is maintained to the highest standards, operates efficiently, complies with all statutory requirements, and delivers an exceptional guest experience. The successful candidate will work closely with General Managers, Maintenance Managers, Housekeeping, and contractors to oversee capital projects, preventative maintenance programmes, budgets, and property improvements. Key Responsibilities Oversee the operational condition and maintenance of a portfolio of six or more hospitality properties. Develop and implement preventative maintenance programmes across all properties. Conduct regular site inspections to ensure properties meet company standards for quality, safety, and presentation. Manage all maintenance teams and external contractors, ensuring work is completed on time and within budget. Prepare and manage maintenance and capital expenditure (CAPEX) budgets. Plan and oversee refurbishment, renovation, and property improvement projects. Ensure compliance with health, safety, environmental, fire, and building regulations. Monitor and maintain essential building systems, including electrical, plumbing, HVAC, generators, water treatment, and security systems. Review maintenance reports and implement corrective action where required. Source and negotiate with suppliers, contractors, and service providers to ensure cost-effective solutions. Ensure all properties remain operational with minimal downtime. Monitor asset management and equipment lifecycles, recommending replacements where necessary. Conduct risk assessments and implement preventative measures to minimise operational risks. Support General Managers in resolving maintenance-related issues affecting guest satisfaction. Ensure all maintenance documentation, service records, compliance certificates, and warranties are current and accurately maintained. Lead, mentor, and develop maintenance teams across the property portfolio. Drive continuous improvement initiatives to enhance operational efficiency and reduce maintenance costs. Travel regularly between properties to monitor standards and provide operational support. Prepare monthly reports on maintenance performance, budgets, and ongoing projects for senior management. Detail: Minimum Qualifications Diploma or Degree in Property Management, Facilities Management, Engineering, Building Management, Construction Management, or a related field. Trade qualification (Electrical, Mechanical, Plumbing, or Building) is highly advantageous. Project Management qualification is advantageous. Valid South African driver's licence (essential). Experience Required Minimum of 7–10 years' experience in property, facilities, or maintenance management. At least 3–5 years' experience managing multiple hospitality properties, hotels, lodges, or resorts. Proven experience overseeing preventative maintenance programmes and capital projects. Strong background in building maintenance, infrastructure, and facilities management. Experience managing maintenance teams and external contractors. Demonstrated experience managing maintenance and CAPEX budgets. Knowledge & Skills Extensive knowledge of hotel, lodge, or resort maintenance operations. Strong understanding of electrical, plumbing, HVAC, mechanical systems, generators, water treatment plants, and building infrastructure. Knowledge of preventative maintenance planning and asset management. Excellent project management and contractor management skills. Strong financial acumen with experience managing operational and capital budgets. Sound knowledge of Occupational Health and Safety (OHS) legislation, fire regulations, and building compliance requirements. Strong leadership and people management skills. Excellent negotiation and supplier management abilities. Advanced problem-solving and decision-making skills. Strong computer literacy, including Microsoft Office and maintenance management software (CMMS). Excellent report writing and analytical skills. Preferred Competencies Experience managing a portfolio of six or more hotels, lodges, or hospitality properties. Knowledge of hospitality property management systems and maintenance software. Experience with sustainability initiatives, energy management, and water conservation programmes. Proven track record of successfully delivering refurbishment and capital improvement projects. Strong understanding of hospitality service standards and their impact on guest satisfaction. Experience in managing maintenance operations across geographically dispersed properties.
