- We are looking for a Facilities Team Leader to take ownership of the day-to-day operations of our office site, ensuring that the workplace is safe, secure, clean, well-maintained and fully operational for employees, visitors and clients.
- As the key point of accountability on site, you will coordinate the onsite facilities team, including reception, cleaning and security personnel, while managing contractors, suppliers and service providers to ensure a consistently high standard of workplace experience.
- This is a hands-on role requiring someone who is proactive, organised, service-oriented and comfortable taking ownership of operational issues from identification through to resolution.
Key Responsibilities
- Ensure compliance with applicable occupational health and safety legislation, company policies and building requirements.
- Coordinate fire, evacuation and emergency preparedness, including drills, inspections, signage and emergency equipment.
- Conduct regular site inspections and proactively identify and address health, safety and maintenance risks.
- Oversee onsite security, access control, CCTV, alarms, visitor management and access cards.
- Act as the first point of contact for security incidents and coordinate appropriate responses.
- Manage planned and reactive maintenance across the building, furniture, equipment and MEP systems.
- Monitor building infrastructure, including HVAC, lighting, lifts, generators and water systems, and coordinate preventative and reactive maintenance.
- Manage relationships with contractors, suppliers and service providers, ensuring performance against agreed service levels.
- Coordinate contractor access, inductions and compliance with site health and safety requirements.
- Ensure consistently high standards of cleanliness, hygiene and housekeeping across the workplace.
- Manage cleaning teams and contractors and conduct regular quality checks.
- Manage stock levels of office, cleaning, kitchen and other facilities-related consumables, ensuring accurate records and timely replenishment.
- Lead and supervise the onsite facilities team, including receptionists, cleaners and security personnel.
- Manage rosters, leave and shift coverage to ensure appropriate site staffing.
- Provide day-to-day supervision, coaching and performance management in line with company policies.
- Resolve day-to-day facilities queries and ensure issues are tracked and closed within agreed turnaround times.
- Support workplace initiatives, office moves, events and employee experience initiatives in partnership with Human Capital.
- Monitor site budgets, maintenance spend and stock usage and provide regular operational reporting.
- Build a professional, welcoming and service-oriented workplace experience for employees, visitors and clients.
What You'll Need
Qualifications
- Matric / Grade 12 is essential.
- A certificate or diploma in Facilities Management, Health & Safety, Hospitality or a related field would be advantageous.
- SAMTRAC or an equivalent occupational health and safety qualification would be advantageous.
Experience
- 3–5 years' experience in facilities, office management, hospitality or site operations.
- Proven experience supervising onsite staff, such as cleaners, security personnel or receptionists.
- Experience managing contractors, suppliers and service providers.
- Experience in a corporate, multi-tenant or shared-office environment would be advantageous.
Knowledge & Skills
- Working knowledge of occupational health and safety requirements and site risk management.
- Strong planning, organisation and prioritisation skills.
- Ability to lead, roster and manage a diverse onsite team.
- Strong vendor and contractor management skills, including managing performance against SLAs.
- Excellent communication and interpersonal skills.
- Proficiency in Microsoft Office and the ability to work with facilities or helpdesk systems.

Working Conditions
- This is a full-time, site-based role requiring regular presence on site during operating hours. The role may require flexibility for early starts, late finishes or emergency call-outs relating to site incidents.
- The successful candidate must be comfortable working across all areas of the site, including storage areas, plant rooms and building exteriors.
