A leading Student Accommodation Property Management Company is seeking an experienced Facilities Manager to oversee a portfolio of student accommodation buildings across Pretoria and Johannesburg. This is an excellent opportunity for a facilities professional with experience in Student Accommodation, Residential Property, Commercial Property, Hospitality or Multi-Site Facilities Management who thrives in a fast-paced environment and enjoys managing maintenance, contractors, compliance and capital improvement projects. The role focuses on maintaining safe, compliant and well-presented buildings while ensuring an exceptional living environment for students. About the Role As the Facilities Manager, you will be responsible for the day-to-day operational management of multiple student accommodation buildings across Pretoria and Johannesburg. Working closely with Operations, Property Management and Student Life teams, you will ensure preventative maintenance programmes are executed, contractors perform to agreed service levels, statutory compliance is maintained, and facilities continue to operate efficiently and safely. This is a hands-on management role requiring excellent technical knowledge, strong contractor management skills and the ability to prioritise maintenance activities across multiple properties. Detail: Key Responsibilities Facilities & Maintenance Management Manage the daily operations of multiple student accommodation buildings. Implement preventative and reactive maintenance programmes. Conduct regular building inspections and condition assessments. Ensure facilities remain safe, compliant and operational. Monitor maintenance response times and service quality. Identify long-term maintenance requirements and improvement opportunities. Contractor & Service Provider Management Manage external contractors responsible for: HVAC Electrical Plumbing Fire Protection Systems Lifts Security Systems Landscaping Pest Control Cleaning Services General Building Maintenance Responsibilities include: SLA management Contractor performance reviews Tender participation Quality control Cost management Contractor compliance Procurement support Building Compliance & Health & Safety Ensure compliance with: Occupational Health & Safety Act (OHSA) Fire Regulations Building Regulations Municipal By-laws Environmental Legislation Electrical Compliance Lift Compliance Water Quality Standards Gas Compliance SANS Standards Conduct: Safety audits Risk assessments Compliance inspections Incident investigations Corrective action implementation Asset & Infrastructure Management Maintain building asset registers. Conduct asset inspections. Monitor infrastructure condition. Support lifecycle planning. Assist with replacement forecasting. Coordinate technical audits. Support long-term asset preservation initiatives. Capital Projects Coordinate and oversee: Refurbishments Building upgrades Compliance projects Capital improvements Energy efficiency initiatives Contractor coordination Programme implementation Quality assurance Practical completion of projects Budget & Cost Management Manage maintenance budgets. Monitor OPEX expenditure. Assist with CAPEX planning. Review contractor quotations. Control maintenance expenditure. Identify cost-saving opportunities. Monitor monthly budget performance. Ensure efficient use of maintenance resources. Sustainability & Continuous Improvement Drive initiatives relating to: Energy efficiency Water conservation Waste reduction Utility monitoring Preventative maintenance systems Digital maintenance platforms Continuous operational improvement Minimum Requirements Degree, Diploma or National Diploma in: Facilities Management Building Science Mechanical Engineering Electrical Engineering Civil Engineering Construction Management Property Studies (with Facilities Management experience) Minimum 5 years' experience as a Facilities Manager or Maintenance Manager. Proven experience managing multiple buildings or multi-site property portfolios. Strong contractor and service provider management experience. Experience managing maintenance budgets and capital projects. Experience in Student Accommodation, Residential Property, Commercial Property or Hospitality will be highly advantageous.
