Purpose of the Role The Facilities Manager is responsible for the end-to-end management of site services, delivered through in-house teams and subcontractors. This includes overseeing technical maintenance of buildings and equipment, ensuring operational excellence, and driving high levels of client satisfaction and financial performance. The role requires effective leadership of site teams, adherence to contractual obligations, and alignment with sector strategy, statutory regulations, and client expectations. The incumbent will ensure efficient contract delivery while consistently enhancing the overall customer experience. Education and experience requirements
• Grade 12 with a relevant qualification in Commerce or Business Management • Minimum 5 years’ experience in Facilities or Property Management • At least 3 years’ experience in an industrial site environment • Minimum 5 years’ experience in hard services and technical management • Strong understanding of Safety, Health, Environment, and Quality (SHEQ) • Proven operational experience at management level • Experience managing both technical and non-technical teams • Working knowledge of facilities management equipment, materials, and supplies • Valid driver’s license Key areas of responsibility:
- Site and Contract Management
- Manage all site services, including buildings, equipment, infrastructure, and support services
- Ensure compliance with contract specifications, SLAs, and statutory regulations
- Support bid processes and the mobilisation of new business within the infrastructure portfolio
- Develop and execute project plans, schedules, and operational strategies
- Monitor and report on site performance (weekly, monthly, quarterly)
- Maintain strong stakeholder relationships with clients, suppliers, and internal teams
- Ensure minimal operational disruption and high service delivery standards
- Operational Excellence
- Oversee maintenance, repairs, and replacement of site assets and equipment
- Supervise outsourced service providers and ensure service quality
- Manage cleaning operations, efficiency, and routines
- Ensure compliance with the Occupational Health and Safety Act and National Building Regulations
- Implement waste management procedures in line with environmental legislation
- Drive continuous improvement and innovation across site operations
- Financial and Resource Management
- Manage site budgets, including labour, maintenance, materials, and consumables
- Ensure cost control while maintaining service quality
- Oversee stock control and resource planning
- Maintain optimal staffing levels and effective rostering
- People Management and Leadership
- Lead, develop, and manage site teams to deliver high performance
- Ensure training and appointment of First Aiders and Fire Marshals
- Communicate performance expectations, targets, and client feedback regularly
- Identify risks and implement corrective actions proactively
- Foster a culture of accountability, safety, and continuous improvement
- Compliance and Governance
• Ensure compliance with SHEQ, food hygiene (where applicable), and labour legislation • Implement and monitor quality assurance systems and customer satisfaction metrics • Maintain accurate and timely site administration and reporting • Represent the company at client meetings and performance reviews Knowledge, Skills and Competencies
- Strong knowledge of facilities services environments (cleaning, catering, housekeeping, reception)
- Excellent customer service and stakeholder management skills
- Strong financial acumen and commercial awareness
- Proficiency in MS Office and MS Project
- Excellent communication and report-writing skills
- Strong leadership and people management capability
- Results-driven, self-motivated, and performance-oriented
- Sound decision-making and problem-solving skills
- Good knowledge of South African labour legislation
