Introduction

Sunset Links is an established, secure residential estate situated alongside the Milnerton Golf Course on Cape Town’s Atlantic coastline. Comprising approximately 250 residential properties, the estate is known for its attractive landscaped environment, open spaces and distinctive coastal setting, and is managed by the Sunset Links Homeowners Association (SLHOA).

As the estate enters an exciting period of continued investment and renewal, including improvements to its infrastructure, gardens, common areas and facilities, the SLHOA is seeking an energetic, capable and highly organised  Assistant Estate Manager  to join its estate management team.

This is an important  second-in-command (2IC)  position, working closely with and reporting to the Estate Manager. The successful candidate will take responsibility for a broad range of day-to-day estate operations while supporting the Estate Manager in ensuring that Sunset Links remains a well-managed, secure and attractive residential estate.

The position offers an excellent opportunity for an individual with appropriate operational, property, facilities or residential estate experience who is looking to broaden their management experience and develop towards a more senior estate management role.

Duties & Responsibilities

The Assistant Estate Manager will support the Estate Manager across the day-to-day management and administration of the estate and will have particular responsibility for ensuring that operational plans are effectively implemented.

Key areas of responsibility will include

Coordinating and overseeing day-to-day estate operations.

Supporting the Estate Manager in the implementation of operational plans, projects and Trustee decisions.

Providing operational oversight of the estate's gardens and common-property maintenance activities.

Working closely with and supervising the Gardens Supervisor and other operational staff.

Monitoring contractors and service providers and ensuring that agreed standards and service levels are achieved.

Conducting regular estate inspections and ensuring that maintenance, appearance and operational issues are identified and addressed.

Assisting with the management and monitoring of estate security operations and service providers.

Supporting the administration and enforcement of estate rules, policies and procedures.

Assisting with resident enquiries and day-to-day homeowner interaction.

Maintaining appropriate operational records, reports and follow-up systems.

Assisting with quotations, procurement, budgets and expenditure control.

Coordinating operational requirements associated with estate projects and improvements.

Acting on behalf of the Estate Manager when required and providing effective management cover during periods of absence.

Desired Experience & Qualification

The successful candidate should be a practical, hands-on individual who is comfortable working both in an office environment and out on the estate.

We are looking for someone who

Has relevant experience in residential estate management, property management, facilities management, hospitality, security, operations or a similar environment.

Demonstrates strong organisational and administrative ability.

Is confident managing staff, contractors and service providers.

Has good interpersonal and communication skills and is comfortable engaging professionally with residents and homeowners.

Is able to identify problems, take ownership and ensure matters are followed through to completion.

Has good computer literacy and is comfortable working with standard business and administrative systems.

Has sound judgement, integrity and discretion.

Is able to work independently while remaining accountable to the Estate Manager.

Is willing to be hands-on and visible across the estate.

Has a valid driver's licence.

A relevant tertiary qualification would be advantageous but is not essential where the candidate can demonstrate appropriate experience and capability.

Experience within a residential estate or homeowners association environment would be advantageous.

This is intended to be more than an administrative support position.

The Assistant Estate Manager will work closely with the Estate Manager and gain exposure to the full range of activities involved in managing a high-quality residential estate. We are therefore particularly interested in candidates who have the ability and ambition to develop into a senior estate management position over time.

Package & Remuneration

Approximately R300,000 - R400,000CTC per annum , negotiable depending on qualifications, experience and suitability for the position.
